Garage doors near the coast work harder. Salt air from Biscayne Bay and the Atlantic, year-round humidity and summer heat wear out metal parts faster than in most of the country. A few minutes every few months keeps your door quiet and extends its life.
Every month
- Watch and listen as the door runs: jerky movement or grinding is an early warning
- Test auto-reverse with a flat piece of wood under the door
- Wipe the photo-eye sensor lenses
Every 3 to 6 months
- Rinse and wipe: salt residue speeds up rust. Wipe the door, tracks and hardware with a damp cloth, then dry.
- Lubricate: use a garage door spray lubricant (silicone or white lithium) on hinges, roller bearings, springs and the opener rail. Do not grease the inside of the tracks; just keep them clean.
- Tighten: check hinge and bracket bolts; vibration loosens them over time.
- Inspect cables: look for fraying near the bottom brackets. Do not touch them yourself; frayed cables are under high tension.
Every year
- Have a professional tune-up: spring balance, cable condition, roller wear and opener force settings
- Replace worn bottom and side seals to keep out wind-driven rain
- Before hurricane season, review our hurricane checklist
Upgrades that last longer near the coast
- Galvanized or coated springs and cables
- Sealed nylon rollers instead of bare steel
- Stainless or galvanized hinges and fasteners
- A belt-drive or wall-mount opener with a DC motor and battery backup
Balance check
Pull the manual release with the door closed, then lift the door by hand to about halfway. A balanced door stays put. If it drops or shoots up, the springs need adjusting; that is a job for a technician.

Frequently asked questions
What lubricant should I use on my garage door?
Use a spray lubricant made for garage doors, usually silicone or white lithium. Avoid heavy grease inside the tracks, which collects dirt.
How do I stop my garage door from rusting near the beach?
Rinse and wipe salt off metal parts every few months, keep parts lubricated and upgrade to galvanized springs, cables and hardware when they wear out.
How do I know if my garage door is balanced?
With the opener disconnected, lift the door to about halfway. If it stays in place, it is balanced. If it falls or rises, the springs need professional adjustment.
