Rain, sand and the bottom of a Dania Beach door
Most garage doors fail from the top, where the springs live. Here we also see a lot of trouble at floor level. Summer storms drive water under the door, wind blows sand into the garage, and the rubber seal along the bottom edge cracks, flattens or tears away from its retainer. Once the seal goes, water pools inside and the steel parts at the base start to rust.
That base is where the lift cables tie off to the bottom brackets, one in each corner. Wet, salty air works on those loops and on the bracket screws, and a cable that frays there can let one side drop while the other holds. Warning signs worth a call:
- Daylight or puddles along the floor line after rain, a sign the seal needs weather seal repair.
- Orange rust or loose strands where a cable meets a bottom corner; cable repair replaces the cable and the bracket as a pair.
- A door that closes crooked, with one corner touching the floor first.
- A gritty, scraping sound low on the tracks after a windy week.

The marina side, Ravenswood and the inland streets
East of Federal Highway, homes near Dania Beach Ocean Park, the pier and the marina breathe ocean air every day, and the hinges and rollers rust sooner there. Dr. Von D. Mizell-Eula Johnson State Park sits at the north end of that beach. Canal streets in Ravenswood Estates get damp air from the water as well.
West of I-95 the city grew in 2001, when it took in several unincorporated Broward neighborhoods. Those streets sit farther from the ocean, so wear comes more from daily trips in and out than from salt. Rollers flatten, hinges loosen and the door gets louder each month. Roller and hinge repair quiets it, and a yearly tune-up catches the rest before it becomes a breakdown.

City of Dania Beach permits
Here the City of Dania Beach Building Division, inside the Community Development Department, reviews and issues building permits. Broward County, like Miami-Dade, falls inside what the Florida Building Code calls the High-Velocity Hurricane Zone, so a new door needs a permit and a product approved for that zone. Most Dania Beach addresses use ZIP code 33004, and parts of the west side share 33312 and 33314 with neighboring cities. We get around on US 1 (Federal Highway), I-95, Griffin Road, Stirling Road and Dania Beach Boulevard. The town began as Dania in 1904 and took its current name in 1998.
South is Hollywood, and past it, at the county line, Hallandale Beach. Inland to the west is Pembroke Pines.
