Why a Hallandale Beach door won't close
A door that heads down, halts and reverses to the top is one of the calls we hear most here. Usually the opener is doing its job: it thinks something is in the way. Two safety sensors, small photo eyes mounted a few inches off the floor on either side of the opening, send a beam across. If the beam breaks, the door reverses.
Sunshine is a common culprit in a city this bright. LiftMaster's support notes say a low sun aimed straight into the receiving eye can keep the door open, and the opener's light flashes to show it. A small shade over that eye, or trading the sensors' sides, usually ends it. Other causes are simpler to spot:
- A lens covered in dust or cobwebs, or a sensor knocked out of line by a bin or a bike.
- The lock setting on the wall control left on, which shuts out every remote.
- Something sitting in the track, from a toy to a branch.
- A worn travel limit that lets the door hit the floor too hard and bounce back up.
Reversing can also come from a snapped spring or a loose cable, and those stay with us. The full list of causes is on garage door won't close.
Golden Isles, Three Islands and the salt
Golden Isles and Three Islands sit on the water, with canals and the Intracoastal close by, and homes east of Federal Highway get ocean air. Salt rusts the steel rollers, the hinges and the cable loops tied off at the bottom corners, and a cable that rusts long enough can fray and snap.
A garden hose is the main tool: rinse the door and its moving parts every couple of months and once more when a storm has passed. Let them dry, then oil the hinges and roller bearings lightly. Our salt air guide covers the rest. Inland, in Northwest Hallandale, rust moves slower and daily use is the bigger factor.

Hallandale Beach repairs, from sensors to springs
When the sensors, the circuit board or the gears are at fault, opener repair and installation sorts it out. If a remote went missing or the keypad stopped responding, remote and keypad programming pairs new ones and clears the old codes.
A spring that snapped needs spring repair, and a cable that slipped its drum needs cable repair. Rollers outside their rails call for off-track repair; a bent rail calls for track repair. Rusty, noisy hardware gets roller and hinge repair, and daylight under the door means weather seal repair.
Schedule a tune-up yearly and a hurricane prep visit before June. For a door that is stuck open as night falls, there is emergency garage door repair; everything else starts at garage door repair. Shops along Hallandale Beach Boulevard with roll-up doors are covered under commercial door repair.
Permits from the City of Hallandale Beach
Building permits are issued by the City of Hallandale Beach Building Division. Broward, like Miami-Dade, is in the High-Velocity Hurricane Zone of the Florida Building Code, so a different door generally needs both a permit and a product rated for that zone. Parts matched to the existing door keep it just as it was. If you are ready for a new door, read about new garage door installation or impact garage doors for hurricane season; we fit the door and help you with the permit papers.
If your home is part of a homeowners' association, check its rules before changing the door's look. A condo building answers to its own association under a separate Florida law.
