Bayfront or inland: what Miami does to a garage door
The City of Miami covers very different ground, and garage door trouble follows the map. Along Biscayne Bay, in Coconut Grove, Brickell, Edgewater and the Upper East Side, salt spray reaches the steel that holds a door up. The torsion spring (the coiled spring on a shaft over the door, which carries most of its weight), the lift cables and the bottom brackets rust there first.
Inland, in Little Havana, Shenandoah, Flagami and Allapattah, rust moves slower, and most wear comes from use and weather. Summer downpours soak the bottom seal and wash grit into the tracks. Gusts shove at a door left partway open. With time, rollers wear flat, hinges crack and the opener's drive gear wears down.
Garage doors are among the largest openings in a house. FEMA points out that strong wind can blow one in, pull it out of its frame or twist it off its tracks. So a loose hinge or a tired roller matters more in Miami than it looks.
City of Miami permits, the NOA and what a repair keeps
Inside city limits, building permits come from the City of Miami Building Department, which takes applications through its iBuild online portal. Not every Miami address is in the city, though. Plenty of homes with a Miami mailing address sit in unincorporated Miami-Dade, where the county handles permits. The Miami-Dade property appraiser's records show which municipality a property belongs to.
Miami-Dade and Broward make up the Florida Building Code's High-Velocity Hurricane Zone (HVHZ). Doors sold for homes here must hold either a Miami-Dade Notice of Acceptance, the NOA, or a Florida product approval, and every NOA spells out its design pressures and an expiration date. Our plain-words guide to the Miami-Dade NOA goes further.
In the City of Miami, a new door generally needs a permit from that Building Department. Parts matched to your door keep it as it is, and if the door is past saving, we tell you that plainly. Our pages on new garage door installation and impact-rated garage doors explain how we put in an approved door and help with the permit.

Miami repairs, from springs to seals
A bang from the garage and a door that won't lift usually point to a broken spring, and garage door spring repair sorts it out with a spring sized for that door. A loose or snapped lift cable leaves the door hanging crooked, which is cable repair.
Bay air eats at roller bearings and hinge pins, and roller and hinge repair is how we deal with that in bayside neighborhoods. A door knocked out of its rails needs off-track repair, and a kinked rail needs track repair. Water and leaves under the door point to the bottom seal, and weather seal repair handles it.
Opener trouble can be the sensors, the gears, the logic board (the opener's circuit board) or the wall button, and opener repair finds which one. A lost remote or a dead keypad is remote and keypad programming. Once a year, a garage door tune-up catches worn parts before they fail.
If the door is jammed open or your car is trapped, call about emergency repair. Before and after storms, see hurricane prep and storm repair. For a problem not named here, the garage door repair in Miami-Dade page is the place to begin. If you run a business behind a roll-up door, our commercial garage door repair page is written for you.
Getting around Miami, and the cities next door
We work all over the City of Miami, mostly by I-95 and the Dolphin Expressway (SR 836). On the Upper East Side, in ZIP codes 33137 and 33138, that means Morningside, Belle Meade, Shorecrest, Little River and the MiMo stretch of Biscayne Boulevard. Historic districts there may add a review before a house's look changes. US 1 runs north as Biscayne Boulevard and south as South Dixie Highway, and Flagler Street, Calle Ocho (SW 8th Street), Coral Way and Le Jeune Road link the neighborhoods in between.
South-west of the city is Coral Gables. To the north-west is Hialeah, and west past the airport is Doral. Over the causeways, Miami Beach lives with even more salt than the bayfront. To the north, past the Upper East Side and Miami Shores, is North Miami, our home base.
What a visit in Miami looks like
You call or book online and describe what the door did. We phone back to settle the hour; what you picked online counts as a preference until we talk.
At the house we look at the whole door, not only the part you noticed. You hear what failed and what the repair costs before any work starts. The estimate costs nothing. Once the repair is done, we balance the door, then block the sensors and test the auto-reverse, which should send a closing door back up as soon as it touches an obstacle.
