Garage doors in a planned town
Miami Lakes was planned and built by the Graham family's company from 1962, around a set of man-made lakes, and became a town in December 2000. The lakes give the town its name, but this is an inland town, well back from the coast. Wear on a door here comes from sun, summer storms and daily use.
Sun is the one people don't expect. LiftMaster's support notes say strong sun hitting the receiving eye of the safety sensors can keep a door from closing, and the opener light blinks to show it. Moving the sensors to opposite sides, or shading the receiver, usually solves it.
Summer storms bring the rest: rain driven under a worn bottom seal, and power cuts that leave the opener with no current.
When the power goes out in Miami Lakes
With the power off, the opener can't move the door, but a door with sound springs still works by hand. Pull the red emergency release cord only while the door is closed, then lift from the bottom. If the door feels very heavy, stop: a broken spring may be the reason.
When the power comes back, the opener has to be reconnected to the door. That usually means running it until the trolley, the part that rides the opener rail, latches back on. If it won't catch, or the door moves unevenly, that is a job for opener repair. Our guide to doors after a power outage covers the whole routine.
Many openers carry a battery backup that runs the door through an outage. LiftMaster puts the life of that battery at about a year or two, so an older one may give out halfway through the next storm. A keypad or remote that stopped working may only need a battery or a fresh pairing, which falls under remote and keypad programming.

Town of Miami Lakes permits and HOA rules
Miami Lakes has its own Building Department, so permits for work on a house here come from the Town of Miami Lakes rather than the county. Changing to a whole different door generally starts with a permit from that department.
When a door has gone past the point of a sensible repair, we say so before you spend anything. A new door is then something we can install, with help on the permit: see garage door installation and doors rated for hurricane impact.
If your neighborhood has a homeowners' association, its rules on the outside of the house may cover the garage door too. Under Florida Statutes section 720.3035(6), reinforced garage doors count as a form of hurricane protection. An association can't turn down an application that fits the specifications it adopted, though it may hold the neighborhood to one consistent look.
Our plain-words guide to HOA rules explains more. A repair with matching parts keeps the door the way the association already knows it.
Springs, tracks, seals and the rest
Beyond the opener, garage door repair in Miami Lakes covers every part that moves. A broken torsion spring, the wound spring across the top of the door, leaves it heavy and stuck until spring repair balances it again. A frayed or slipped lift cable is cable repair. If rollers left the rail, off-track repair comes before anyone runs the door again.
Bent rails get track repair. Squeaks and rattles usually trace back to rollers and hinges, so roller and hinge repair is the usual fix. A strip of daylight under the door means the bottom seal has worn, a job for weather seal repair.
For upkeep, a tune-up once a year and a hurricane season check before June keep small problems small. If the door is stuck open after dark, that's urgent repair. Anything else starts at garage door repair. Shops and bays with roll-up doors can read about commercial door repair.
Main Street, Ludlam Road and the neighbors
We come into Miami Lakes off the Palmetto Expressway (SR 826) and I-75, and get around on Main Street, Miami Lakes Drive, NW 154th Street and NW 67th Avenue (Ludlam Road).
The same roads lead to Hialeah to the south, Miami Gardens to the east and Doral farther south, past the Palmetto. Over the county line to the north is Miramar, in Broward. The town itself uses ZIP codes 33014, 33016 and 33018.
How it works
- Call or use the formSay whether it's the opener, a keypad or the door itself. If the power is out, mention it, and we'll talk you through the release cord.
- A call to agree on timingExpect a call from us to agree on the visit time. Until then, the time you picked is a request.
- Check, price, repairWe look over the opener and the door, explain the fix and its cost, and start once you agree. There is no charge for the estimate. The sensors and auto-reverse get tested before we leave.
