Garage door repair in Miami Beach

Island doors, salt air and the repairs that follow

Miami Beach sits between the Atlantic and Biscayne Bay, and the salt in the air works on every metal part of a garage door. We repair the rusted rollers, frayed cables, tired springs and stubborn openers that follow, across the causeways from South Beach to Normandy Isles.

Living between two salt waters

On a barrier island, the ocean or the bay is never far from the garage. FEMA's coastal guidance says salt spray eats at metal connectors. Close to the shore, within about 3,000 feet, it wants fasteners that can take it: stainless steel, or steel galvanized by hot dipping. On a garage door, that corrosion shows first on the rollers, the hinges, the lift cables and the bottom brackets, which hold the cable ends at the foot of the door.

Rust is more than a stain. A rusty roller drags in the track and makes the opener work harder. A cable rusting near the floor can fray and let go, and a corroded bottom bracket holds spring tension the whole time. Leave those last two to us.

The maker's paperwork may not cover salt damage, either. Some door makers exclude it outright, and Clopay notes that skipping cleaning in high-salt areas may lead to surface rust. Regular care is the simplest protection a door on the island has.

Rinse, oil and look: care on the island

Clopay's care guide asks for a cleaning at least twice a year, and more often by the sea: four times a year or more. On Miami Beach, treat that higher number as the minimum, and rinse the door, the tracks and the hardware with fresh water after a storm or a windy week.

Once it's dry, lubricate the moving metal: rollers with bearings, hinges and the springs, using a garage door lubricant rather than heavy grease. Wipe the tracks clean but leave them unoiled, since oil there holds sand. Then look, without touching, at the cables near the floor and the brackets at the bottom for rust or broken strands.

Our guide to caring for a door in salt air goes deeper. A yearly tune-up, with rinsing in between, keeps an island door moving. If you find rust on a cable or a bracket, call us rather than trying to scrub it off.

Garage door repair in Miami Beach, part by part

Salt wears the small parts out first. Roller and hinge repair swaps rusted rollers for fresh ones and fixes hinges that have cracked or seized. Cable repair deals with cables frayed at the bottom or slipped off their drums, and the brackets they hang from.

Springs rust too, and a rusty torsion spring, the coiled spring above the door, can snap with a bang. Spring repair fits a matched spring and rebalances the door. Rails knocked out of line need track repair, and a door that came out of them needs off-track repair. A bottom seal gone stiff and cracked lets water and sand in, which weather seal repair fixes.

On the opener, opener repair handles sensors, boards and drive parts, and remote and keypad programming handles the controls. A door jammed open or a car shut in is emergency repair, and anything we haven't named starts with garage door repair. If a building's roll-up door needs work, see commercial door repair.

City of Miami Beach permits and storm season

Building permits on the island come from the City of Miami Beach Building Department. If salt or a storm has taken a door past saving, a different one generally needs a Building Department permit, plus a product cleared for the hurricane zone.

We keep the existing door running where we can, and when a repair would only buy a little time, we tell you that up front. Island homes that need a new door can read about garage door installation and salt-ready impact doors; we install and help with the permit. In a condo building, the association's rules come from a different law than a homeowners' association's, so ask the building's management before any change.

Storms add their own wear between June 1 and November 30. Before the season, our hurricane season checklist helps you spot loose hardware and worn seals, and a storm-season check takes care of the parts under tension.

Across the causeways to your street

We reach Miami Beach over the MacArthur, Venetian, Julia Tuttle and John F. Kennedy (79th Street) causeways. On the island we work along Collins Avenue (A1A), Alton Road, Indian Creek Drive, 41st Street and 71st Street. That covers ZIP codes 33139, 33140 and 33141, from South Beach to Normandy Isles and La Gorce. Surfside, Bal Harbour and Bay Harbor Islands to the north share the salt, as does North Bay Village on the 79th Street causeway, and we work there too.

On the mainland side, the same routes connect to Miami across the bay, North Miami Beach to the north and Coral Gables, whose bayfront deals with the same salt.

FAQ

Common questions

Does salt damage mean my Miami Beach door has to go?

Not usually. Rusted rollers, hinges, cables and bottom brackets are parts we change for matching ones, and the door keeps working as before. If rust has eaten into the door itself, we tell you plainly that a repair won't hold.

Who issues garage door permits in Miami Beach?

The City of Miami Beach Building Department. It is the office for any work that changes the door itself, so call it before planning anything beyond a repair.

Do condo garages on Miami Beach follow HOA rules?

Not the same ones. Florida's homeowners' association law, Chapter 720, does not cover condominium associations, which have their own law and rules. If your garage is in a condo building, ask the association or the building manager before any change to the door.

Do you come over to Normandy Isles and North Beach?

Yes. North Beach and Normandy Isles are as much a part of our Miami Beach route as South Beach and Mid-Beach. The 79th Street causeway is the natural way onto the north end.
