Why a repair suits a Coral Gables house
In Coral Gables, the Board of Architects reviews exterior changes before the city issues a permit. A different garage door may count as one of those changes, so ask the City of Coral Gables before you plan one. The permits themselves come from the city's Development Services department.
A repair is another matter. Springs, cables, rollers, hinges and opener parts sit behind the door or above it, out of sight from the street. When we fix them with matching parts, the door looks just as it did before we came.
Sometimes a door truly can't be saved, and we tell you so. A new one generally needs a permit from the City of Coral Gables, after any review the Board of Architects asks for. If it comes to that, we put in an approved door and guide you through those steps, as new door installation in Miami-Dade and hurricane-rated impact doors explain. Our page on when a repair stops making sense walks through the signs.
Bayfront homes and salt air
The south-east of the city, around Gables by the Sea, Cocoplum and Gables Estates, sits on Biscayne Bay and its waterways. Salt spray settles on everything metal there. FEMA notes that coastal salt spray corrodes connectors, and wants fasteners in roughly the first 3,000 feet in from the shore to be hot-dipped galvanized or stainless.
On a garage door, the first parts to show it are the steel rollers, the hinges, the lift cables near the floor and the bottom brackets, the corner anchors the cables pull against. A freshwater rinse helps. One Clopay care guide sets two cleanings a year as the minimum for any door, and four or more for homes on the coast.
Rust on a cable or a bottom bracket is never a do-it-yourself fix, because both hold the full pull of the springs. Our salt air care guide covers the routine. Farther inland, around Bird Road and the university, everyday wear matters more than salt.

The parts we fix most in the Gables
Springs come first, because a broken one stops the door completely. A torsion spring is the wound spring that runs along the shaft over the door, and once it snaps, the door is too heavy to lift. Spring repair means matching the spring to the door and balancing it afterwards. A cable that slipped off its drum makes the door hang crooked, which is cable repair.
When rollers leave the rail, the door needs off-track repair; a rail pushed out of line is a case for track repair. Noise usually points to worn rollers or tired hinges, fixed with roller and hinge repair. Daylight under the door, or a puddle after a storm, means the bottom seal needs weather seal repair.
For the opener, opener repair covers the safety sensors, the logic board and the gears, and remote and keypad programming handles a remote that went missing. A yearly tune-up and a check before storm season catch most of this early.
A door that won't close at night is emergency repair, and we take those calls at any hour. Not sure what's wrong? Start with garage door repair. Offices and shops with a roll-up door are covered by commercial door repair.
From Ponce de Leon Boulevard to Old Cutler Road
We get around Coral Gables on US 1 (South Dixie Highway), Le Jeune Road, Bird Road and Ponce de Leon Boulevard, with Granada Boulevard and Old Cutler Road for the residential streets toward the bay. Miracle Mile, the stretch of Coral Way through downtown, and the Venetian Pool are the landmarks people use to tell us where they are.
The same trips take us north and east into Miami, up Le Jeune Road toward Hialeah, and northwest to Doral. Coral Gables addresses use ZIP codes 33133, 33134, 33143, 33144, 33146, 33155, 33156 and 33158, several shared with neighboring areas. The rest of Miami-Dade and Broward is on our service areas page.
What to expect when we come out
Call (786) 349-6912 or book online with a short note on what the door is doing. The time you pick is a request: we call back to confirm it with you.
At the house we look over the whole door before quoting, because a broken spring often hides a worn cable or roller. You hear what's wrong and what it costs, and nothing starts until you agree. The estimate is free. Before we leave, we balance the door and test the two safety sensors low on the door frame, plus the auto-reverse, which sends the door back up when it meets an obstacle.
