Why most doors only need a repair
Repair or replace your garage door? The question tends to come up right after a loud bang, a door hanging crooked, or an opener that hums while nothing moves. All three feel like the end of the door. Most of the time they are one part giving out.
Think of a garage door as a set of heavy panels moved by parts that each wear at their own pace. Springs do the lifting, and a standard spring is often built for roughly 10,000 cycles (count one each time the door goes up and comes down again). Cables, rollers and hinges wear a little with every trip too, and an opener's sensors, gears and logic board give trouble now and then.
None of those failures says much about the panels. When a spring snaps, the door is still the same door; it just can't lift its own weight anymore. Put a matching spring on it and balance it, and the door runs again.
Signs a door is past repair
On a visit we look at the panels and the frame of the door, not only at the part that broke. These are the signs that money spent on parts would be money wasted:
- Panels cracked through, split along their joints, or rusted through, so the door no longer holds its shape.
- A door folded or creased across several sections after a car hit it or a storm pushed it in.
- Hinge screws that no longer bite because the metal or wood behind them has rotted or rusted thin.
- The same spot giving way again and again after earlier fixes, because the door itself is the weak point.
A dented panel on its own is a different story. If the door still runs smoothly, closes level and seals at the floor, we can repair the hinges, rollers, struts and hardware around the dent. Changing a single panel alters the approved door, so it follows the same permit route as a whole new door.

What a new door involves in Miami-Dade and Broward
A new garage door is work we do, from standard steel to impact-rated models: see new garage door installation. It goes in under a building permit from the city, or from the county in unincorporated areas, and we help with the permit paperwork.
This county and Broward together make up the code's HVHZ, the High-Velocity Hurricane Zone, so any door hung on a house here must carry a Miami-Dade Notice of Acceptance or a Florida product approval. Doral's own permit checklist adds building, structural and floodplain review. The approval itself is explained in what a Miami-Dade NOA means.
Two more layers can apply. In Coral Gables, exterior changes such as a different door may go to the Board of Architects first, so ask the city. In a homeowners' association, the HOA may ask that a different door meet the specifications its board adopted and fit the community's look; see HOA rules and garage doors.
Because we do both, we have no reason to push either one. If your door is beyond a sensible fix, you hear it in plain words, with the repair and a new door priced side by side.
Checks you can do before you decide
A few minutes of looking tells you a lot. Keep the door closed for the inside checks, and stay clear of the springs and cables.
- From the driveway: is the door level, does it meet the floor evenly, and are any panels cracked, creased or rusted through?
- From inside: look for a gap in the spring coil above the door, a cable hanging slack, or rollers sitting outside the track.
- By ear: a squeal or a grinding rumble on every trip is typically a roller or hinge problem, a simple fix rather than a sign of a dying door.
- At the opener: if the motor hums but the door stays put, or the light blinks, the cause is often a spring, a sensor or a gear.
If the door sits crooked, looks bent or has come off its track, don't run the opener and don't try to lift it by hand. The red emergency cord is for a fully closed door only.
How a visit helps you decide
On a visit we check every part that moves the door, plus the panels themselves. You then get the diagnosis and the price of the repair, and the work waits for your yes. The estimate itself is free.
Once the door runs right, regular care keeps it that way. A yearly tune-up finds worn rollers, dry hinges and tired springs before they leave you stuck. The garage door repair page covers each repair in detail, and our answer on what a repair costs explains what moves the price.
We work across Miami-Dade and Broward, from Miami Gardens and Doral to Coral Gables, Hollywood and Pembroke Pines. Get in touch, describe what your door is doing, and we will give you a straight answer about it. If a new door is the answer, financing is available.
